Terms & Conditions

1. Introduction

These Terms and Conditions govern your use of the Title Deeds Direct website and the services provided through it. By accessing this website and/or placing an order, you agree to be bound by these Terms in full.

If you do not agree to these Terms, you must not use this website.

2. Nature of Service

Title Deeds Direct is an independent document retrieval service and is not affiliated with HM Land Registry.

We facilitate access to official copies of documents held by HM Land Registry. All documents are supplied exactly as held by the Land Registry and are provided without modification.

3. Service Scope

By placing an order, you acknowledge that the fee paid includes:

a) a service element, being the identification of the correct property, verification of registration status, and retrieval of documents from HM Land Registry records; and
b) the cost of obtaining the documents themselves.

We do not create, amend, or verify the accuracy of any document supplied.

4. Document Accuracy and Liability

All documents are provided “as is” and reflect the information held by HM Land Registry at the time of issue.

We accept no liability for:
- errors, omissions or inaccuracies within the documents;
- the quality or legibility of documents;
- any reliance placed upon the documents or their contents.

Nothing provided by us shall constitute legal advice.

5. Availability of Documents

We cannot guarantee that:
- a property is registered;
- the requested documents exist;
- documents are available in electronic format.

Where documents cannot be supplied, we will notify you accordingly.

Where no documents are available, a refund will be issued less a reasonable service fee. Where only part of an order can be fulfilled, a proportionate refund will be provided.

6. Ordering and Processing

Orders are processed using the information provided by the customer. It is the customer’s responsibility to ensure that all details submitted are accurate and complete.

In the event of conflicting information, we reserve the right to rely on the information we reasonably consider to be most reliable.

7. Delivery

Documents will ordinarily be delivered by email in PDF format.

We aim to process orders within one hour during normal working hours; however, all delivery times are estimates only and are not guaranteed.

Delays may occur due to factors outside our control, including but not limited to:

- Land Registry system availability;
- manual processing requirements;
- technical or communication issues.

9. Limitations of Land Registry Information

You acknowledge that:

- Title Registers show current ownership only and do not provide a full ownership history;
- Title Plans indicate general boundaries only and are not definitive;
- HM Land Registry does not provide certain types of information, including construction details or full historical records.

8. Cancellation Rights

Under the Consumer Contracts Regulations 2013, you have a statutory right to cancel within 14 days.

However, by placing an order, you expressly request that we commence provision of the service immediately.

Where service provision has commenced, your right to cancel may be lost or reduced. Refunds will be considered at our discretion, taking into account the extent of work undertaken.

10. Map Search

Where a map-based search is used, the location selected by the customer will determine the property or land searched. We accept no responsibility for incorrect selections made by the user.

11. Liability

To the fullest extent permitted by law, we shall not be liable for:
- indirect or consequential losses;
- loss of profit, revenue, or opportunity;
- any loss arising from reliance on documents supplied.

12. Website Use

You agree not to:

- misuse the website;
- attempt to gain unauthorised access;
- use automated systems to extract data.

13. Amendments

We reserve the right to amend these Terms at any time. Updated Terms will apply from the date of publication on this website.

14. Governing Law

These Terms shall be governed by and construed in accordance with the laws of England and Wales.
